Property Finding - it's easier as a team

Property Viewings, video tours and reports

  • Conduct property viewings on your behalf, with a full video & photo tour identifying the good & bad points. We will also report on the surroundings, the nearest village, & the general feel of the area with any positive or negative points. These are important aspects when buying a home where you want to spend time or host guests.
  • Identify any positive or negative points, such as condition, the sun aspect, and luminosity inside the house. We’ll look for any obvious dampness, water ingress, or obvious structural issues that should be noted or require further investigation.
  • We’ll look at the general condition of the house and even capture some drone photos and footage of the roof if permissible.
  • With us; you can conduct a much wider search of the market, despite your geographic disadvantage. You can narrow down the best choices before you arrive in Italy.

Due diligence and offer - some things we can do

  • Organise a Geometra (property survey) report (translated into your native language) researching the title, planning issues & conformity of works, any obvious structural issues, condition, estimate of required works, etc.
  • Negotiate on your behalf with the vendor or agent to get the best possible price and terms.
  • Perform the chasing and follow-up, which is often required to get a deal over the line.
  • Produce a marketing & income analysis if you are considering running your property as a short-term rental or business.
  • Find and assign a structural engineer or architect for your project.

Closing your purcase - ways we can help

  • Organise quotes and appoint a notaio (Notary) to prepare the deeds and complete the sale.
  • Apply for your Codice fiscale—the Italian tax number you require for purchasing a house in Italy.
  • If you need tax advice to structure your ownership and income model, we can organise the right advice with a specialist tax advisor in Italy.
  • Some buyers chose the assistance of a lawyer or attorney; we can help you get set up with an expert if required.
  • If you can’t attend closing, we can organise representation for at the notary to sign the deeds so you can take possession of your new home.
  • Change the utility suppliers and make sure everything is in order after completion.
  • Organise cleaners to make sure the house is sparkling clean for when you arrive.
  • Site visits, works inspections and progress reports to help make sure your renovations and improvements are progressing as planned.

Every search is different. Some people require just a single remote viewing; others want a full concierge service to help them achieve their goals.

No we are not estate agents; we work for you, and only you, in any capacity you might need help with. There are some very good estate agents in Le Marche, and you may not need much help once your purchase is going through. There are also others that offer the bare minimum in service and don’t speak a word of English.

We work on a work-done, work-paid basis, so our assistance has only your interests in mind.

If you need help searching, we search the entire market. Estate agents can generally only sell you what’s on their books. We will help you conduct a much broader search to find the best options for you, regardless of the listing agent.

We put in the legwork you can’t do when you are not based in Italy.

Yes, we can certainly help to purchase a house through private sale. It’s quite common in Italy for vendors to sell property without and agent. We can help with virtual viewings, arranging reports and advice from professionals when required, negotion, appointing a Notaio etc. Whatever help you need through the process we are here to help.

The short answer is no, but it’s usually a good idea. It’s a strange aspect of the Italian property market, that the majority of people do not instruct a survey to be carried out on the house they are about to purchase. In most western countries it is a fairly standard practice, indeed in the UK where we invested in property for years, it is almost mandatory.

Even though most Italians don’t bother, we can’t think of too many reasons why it’s a bad idea. Particularly for foreigners, who don’t understand the laws or language and tend to prefer old character properties, which are more likely to have structural flaws, cadastral discrepancies, or undeclared works. 

All of these problems can become very expensive to rectify later on and are far better found beforehand.

A geometra’s report can also be a great tool in re-negotiating a better price or terms if there are issues that need addressing.

And while a Notaio (or Lawyer/Attorney) will check the cadastral plans and title for accuracy and problems, they don’t visit the property in situ to ensure compliance of the as built condition. That’s why a geometra in combination with your notaio are a great team in protecting your interests.

The short answer: No — it’s not required, and not standard practice in Italy. But in some cases, it can be helpful. Here’s what you need to know:

In Italy; a Notaio is legally required for all property purchases. They handle the contracts, title checks, and register the deeds. While they’re paid by the buyer, they work as neutral public officials.

Many foreign buyers assume they need a lawyer — but in Italy, the notaio performs most of the legal duties we see typically done by an attorney elsewhere.

With a notaio, a good geometra, and some help on the ground, a lawyer or attorney may be excessive in many circumstances.

When a Lawyer Might Be Useful
A few scenarios you might consider hiring a lawyer for are:

  • The property has complex legal issues (e.g. multiple titles or ownership complications, multiple owners etc)
  • You’re using unusual legal terms, such as delayed completion or purchase options
  • You’re buying a business (e.g. an SRL) which holds the property
  • You simply want an extra layer of peace of mind and legal representation

Even then, a Notaio can carry out the work in most of those scenarios, but a lawyer or attorney might be a good option to provide more thorough advice, and legal advice specifically in your language.

Bear in mind: many tasks lawyers provide for foreigners — like setting up a tax ID, attending the closing, or helping with utilities are not strictly legal tasks and can be handled more affordably through us, your real estate agent or another intermediary.

Final Thought
The use of a Lawyer or Attorney in Italy is not required in Italy, and will come down to your personal choice. For some transactions they may be highly recommended, and for simple transactions you might choose to appoint one for peace of mind. We’re happy to recommend and connect you with a trusted, English-speaking lawyer if needed, and we can coordinate with them to ensure a smooth process. But for many purchases, a lawyer is optional — not essential.
